What does it take to turn my patio into an enclosed room?

An enclosed patio room in Anaheim closes in the patio you already have with windows or screens, so the space behind your house keeps out bugs, wind and dust and becomes a room you'll sit in. You choose how far to take it, from screens only to a room that's heated and cooled.

Most people who call us have a patio that should be the best spot at the house and sits empty, because the afternoon sun, the bugs or the wind make it hard to use. There are three ways to close it in, and I like to lay them side by side. A screened patio stays open with screen only, a three season room adds windows but no heating or cooling, and a four season room is fully closed in with all weather windows and heating and cooling. The price moves mostly with the size of the patio and how far up that list you go, since insulated glass and heating and cooling add the most, and the schedule turns on the city's permit review and how long your windows take to arrive once they're ordered. Your own figure comes from the estimate at your house, and the choice stays yours.

How we build your enclosed patio room

It starts with one question I ask on every visit, which is whether you might want this room heated or cooled someday. Plenty of people begin with a simple enclosed patio, and if there's a chance you'll want more later, we plan the windows and insulation for it now instead of tearing into the room later. From there we measure the patio and how it meets your house, draw up the room, take care of the permit paperwork when the job needs it, order the windows and doors, and then our own crew builds the frame, ties the roof into the house and sets the glass. Before we leave, we clean up and walk you through the simple care that keeps the room working, like keeping the tracks and the small drain holes at the bottom of the frames clear.

Some patios need different work first, or instead. If there's no roof over yours yet, or you'd like shade but want to keep the patio open, patio cover installation may be the better fit for now. If what you really want is light, solarium installation carries the glass up into the roof, which gives you more sky and more sun to plan around.

Building an enclosed patio room in Anaheim

In Anaheim, the city says most improvements need a permit before construction starts and only cosmetic work goes without one, so closing in a patio will usually go through the city's building office. We find out what that office asks for on each project and take care of the permit paperwork when the job needs it, and if anything is unclear, we check with the city before we build. For questions about your own lot, the city's building staff handle plan review and inspections and can be reached at (714) 765-5153, and the city's document library lists a patio cover handout if you'd like to read ahead.

The city notes the wildfire threat is always present, especially in east Anaheim, and the state rates land into moderate, high and very high fire hazard severity zones on a map it updated in spring 2025. If your house is on that side of the city, it's one of the things we look into with the city before we plan the room. We're based in Anaheim and work in the cities around it, and we see the same back patios sitting in the afternoon sun on jobs in Orange and Placentia.

Why call us for a patio room

  • I come out to measure myself

I come out myself to look at your patio, take the measurements and talk the room through with you, and our lead installer and our own installers do the building. You talk to the person who planned your room, and the people building it work for us.

  • In business since 2013

I started the business in Anaheim in 2013 after years of running schedules for a busy company and then learning the build from the crews I used to plan for. That's why every room gets planned out before anything goes up, and why we keep you in the loop from the first visit to the last day.

  • Licensed and fully insured

We're licensed and fully insured, and that's worth asking any contractor about before they close in a patio, for the reason in the questions below. Ask me which license we hold at the visit and I'll tell you plainly.

On a patio room, the call that matters most is whether you'll ever want it heated or cooled, so have that in mind when you ask for an estimate.

Frequently asked questions

Can I add heating and air conditioning to an enclosed patio later?

You can, but insulated windows and insulation in the walls, floor and roof are much easier to put in while the room is being built, and adding them later can often cost more. If there's any chance you'll want a heated and cooled room, say so at the estimate so we can talk through both options.

How much does an enclosed patio room cost in Orange County?

A sunroom in Orange County usually costs about $120 to $200 per square foot, and that's the going rate in the area, not our price. Larger rooms with heating and air conditioning land toward the high end of that range. We'll give you your own figure after measuring your patio.

What license should a contractor have to enclose a patio in California?

Ask which license they hold before you hire, because California's license class for awning and patio cover contractors leaves out patio enclosures. So a patio cover license by itself doesn't cover closing one in, and you're welcome to ask us the same question at the visit.

Does a small patio job under $1,000 still need a licensed contractor in California?

Yes, if the work needs a permit of any kind, the state licensing board says a license is required even when the project is less than $1,000. Since closing in a patio usually goes through the city for a permit, a small job doesn't get you around the license question.

How do I keep the sliding windows and doors on my patio room working smoothly?

One maker's guide says to keep the door and window tracks clean, use a pure silicone spray on them instead of an oil-based lubricant, and keep the weep holes, the small drain holes in the frame, clear so water can get out. The same maker suggests looking over the enclosure's roof and gutters once a year.

What causes fog on the inside of sunroom windows?

Moisture on the inside pane comes from extra moisture in the room, one maker explains, and it shows most during the change of seasons. If it's bothering you, mention it when you call and I'll take a look when I come out.

  • Patio cover installation

A good first step when you want shade on the patio now and may close it in down the road.

  • Solarium installation

For a room with glass overhead as well as on the walls, when the whole point is sitting in the light.
