Is a three season sunroom right for your Anaheim home?

A three season sunroom in Anaheim closes in your patio or a spot beside the house with wall panels, doors and a roof, so you get a bright, sheltered room made for sitting out of the sun and wind rather than for living in year round.

Most people who call me have a patio they rarely sit on and want a room they'll actually use, so the first thing we sort out is how you'd use it. The price moves mostly with the size of the room, whether your existing slab can carry it or needs new concrete, and how many doors and how much electrical work you want. The schedule turns on the base work and on the city's review, and your own figure comes from the quote I give you on site after I measure. We're based in Anaheim and work in Anaheim and the cities around it.

How we build a three season sunroom

It starts with my visit, when I measure the space and we talk through how you'd use the room, and before you pick a three-season room I make sure you're clear that it stays outside your house's heating and cooling. Then we deal with the base, because a room set on an uneven base is hard to square up and seal, so our crew levels and firms it up, or pours new concrete, before any walls go up. From there our installers follow the room maker's order, setting the floor and wall channels first, then the wall and door panels, then the roof and the gable ends, the triangle walls under the roof's peak. We clean up as we go, and I keep you posted on what's next at each stage.

If your patio already has a cover and you mainly want to keep out wind, dust and bugs, our patio enclosures may be all you need. When the room you have in mind doesn't fit a standard size, because of an odd roofline or a tight corner of the lot, our custom sunrooms start from your house instead of a catalog.

Building a three season sunroom in Anaheim

Whether your room needs a permit is the city's call, and in Anaheim the Building Division is the office that reviews plans and inspects building work. We find out what it asks for on your project and take care of the permit paperwork when the job needs it, and if anything is unclear we check with the city before we build. Where the room can sit is settled by city rules too, because in single-family zones a room that shares a wall with your house follows the house's rules, including how far it has to stay from the side and rear property lines. If your lot is tight, I'll point you to the city so you can ask about your own lot before we plan anything.

A lot of the back patios we see here sit on slabs poured for a table and chairs, not for walls and a roof, and many slope a little toward the yard so rain runs off. That slope is fine for a patio but has to be dealt with before a room goes on it, and we see the same thing on jobs in Fullerton and Garden Grove.

Why call us for a sunroom

  • I come out and measure myself

I look at the space, take the measurements and talk it through with you, and our lead installer and our own installers do the building. You're dealing with the same small group from the first visit to the last panel.

  • Planned before anything goes up

We've been in business since 2013, and we're best known for rooms that are planned out carefully before the first channel is set. That planning keeps surprises off your schedule and out of your bill.

  • You'll know what's next

I spent years running schedules for a busy company before I learned to build from the crews I planned for. So I tell you what's coming at each step, and nobody working with us is left wondering.

  • Licensed in California, fully insured

We're licensed and fully insured. California's license board says its awning class covers awnings and patio covers but not patio enclosures, so it's fair to ask any company which license it holds for enclosure work.

Frequently asked questions

How much does a three season sunroom cost in Anaheim?

A three-season sunroom in Anaheim usually costs about $120 to $170 per square foot, so the size of the room drives most of the total. A cost guide for nearby Garden Grove says its figures cover builder-grade windows, siding, roofing and standard electrical work but leave out insulation, heating and cooling, plumbing and permits, so those come on top. Your own number comes from the quote I give you after I measure.

Can a three season sunroom be heated or cooled like the rest of the house?

Not the way the house is, because an industry sunroom specification treats a room with enclosed glass or plastic walls as kept apart from the home's heating and cooling and not as living space. Owners plan it as a sheltered room rather than an extra bedroom or den. If you want a room you can live in year round, look at our four season sunrooms and we'll lay the two side by side.

Who reviews sunroom plans in Anaheim?

The City of Anaheim's Building Division does the plan review and inspections, and you can call it at 714-765-5153 or visit it at City Hall. If a question comes up about your own lot, such as how close to the property line a room can go, that's the office I'd point you to.

When do I pay a contractor for a sunroom in California?

Apart from the down payment, California's rules say a contractor can't ask for or take payment until the work it covers is done or the materials are delivered. That means you can tie each payment after the deposit to finished work or delivered materials. The same rules say the contract and any changes have to be in writing and signed, and you get a copy signed and dated by both sides before work starts.

How do I know if my patio slab can hold a three season sunroom?

You have it checked before anything is built, because one sunroom builder says an uneven foundation makes the room hard to level and a weak one can crumble under the room's weight. How deep and strong the concrete needs to be depends on the region and the city or county codes, so plan the base as part of the job. I look at your slab on the first visit and tell you whether we can build on it or need to pour new.

How do I keep sunroom doors and windows sliding smoothly?

Keep the tracks clean and use a pure silicone spray, which is what one sunroom company's care guide recommends, and skip oil-based lubricants because they tend to pull in dirt. The same guide says to keep the weep holes clear, the small drain slots low in the frame, so water can run out of the room.

  • Patio enclosures

A good fit when you already have a covered patio and just want it closed off from wind, dust and bugs.

  • Custom sunrooms

For a room shaped around an unusual roofline or a tight spot on the lot, a design drawn for your house fits better than a standard size.
